Colorado housing market becoming more
buyer-friendly
After two years of chaos in the real estate market, buyers and sellers in Colorado are starting to see a shift to something more… normal.
Denver Market Stats
September continued to see shifts in pricing as the market rose to its highest levels since summer of 2019. Interest rates rose to an average of 6.11% based on data from Freddie Mac making affordability decline and push buyers out of our available pool.

Active inventory for detached single family was 5,078 units, up 7.9% from the previous month and up 126.7% from the same month one year ago. Attached single family inventory was up to 1,718 homes for sale which is up 13.0% from one month ago and up 68.1% from one year ago. Pending transactions for detached single family fell by -19.5% from August and -31.5% from one year ago to 2,552 units. Attached single family pending units fell by -9.6% from last month and down -25.4 from one year ago to 1,055. This shift in the relationship between supply and demand caused our months supply of inventory to rise to 1.8 for detached single family and to 1.4 months for attached single family.

As the shift between supply and demand continues price reductions have increase in both quantity and size.
