Make a Plan

Meet with the listing team to review strategy and timeline. Whether it’s one week or several years before you want to list, we’ll develop a game plan to maximize your profit and minimize the stress of selling. We will also go over the listing contract and our suggested list price range.

Setting the Stage

No matter if the market is hot or cold, a fresh and clean house that has been staged will always sell faster and for more money. We curate a staging and cleaning plan for each of our houses. Staging is a blanket term for making sure your home will photograph and show in the best possible light. Each staging recommendation is tailored for your home and we give as many options as possible for our sellers to choose.

STAGING OPTIONS AND SERVICES:

  • STAGING WALKTHROUGH: Identify what needs to be done for decluttering & depersonalizing. We then send you the To Do list. Don’t stress if you do not have time for the list, we have people that can help.

  • BLENDING STAGING: This can be a few pillows to an entire room of the furniture that ATS owns and we bring in. We have enough furniture to fully stage a small house or condo.

  • FULL STAGING: Full Staging when the home is unoccupied. We use the best professional staging company to style the house with current trends. When we’re done it will look like it belongs on HGTV!

Pricing Strategy

When it’s time to set the list price for your home, we are your partners in making that crucial decision. The market moves quickly and so we always use both data and boots-on-the-ground information to make sure the list price is the correct price. We also employ different pricing strategies for different markets. In a hot market we may suggest a lower list price to encourage a bidding war. In a balanced or slow markert we suggest listing right at fair market value. We can also test the list price during the Coming Soon marketing period. One thing that we never suggest is to overprice your listing, in the end it can cost you money.

On The Market

We always suggest going out of town for the first weekend your home is on the market. It can be really stressful to keep the house clean and you will be out of it anyway to allow for showings. In this market, it is always our goal to have your home under contract in one weekend. You will be updated on how many showings are being booked and sent feedback given by the showing agents. We also update you on listing stats and figures. As your listing agent we make sure to be available to take any and all calls from interested buyer’s agents and buyers. Several reasons we sell homes faster and for more money is our stellar reputation among our peers, negotiation skills and overall organization to keep track of interested parties.

Under Contract

Congratulations, you are Under Contract! This part of the selling process includes a lot of paperwork and communication between the sell side, buy side, title company and lender. Our dedicated Transaction Coordinator works side by side with all parties to stay organized and ensure no dates or deadlines are missed.

Inspection Period

The inspection period is a really crucial point in the transaction. We do absolutely everything we can (even before we go under contract) to limit what the buyers ask for at inspection. We negotiate on your behalf and determine what everyone feels comfortable with. When repairs are requested, we get quotes so you have an indication of cost before you agree to anything. If repairs are necessary, we can organize everything and try to get them paid for at the closing table instead of out of your pocket.

Closing

We at Abell to Sell know that getting to the closing table is the biggest sense of relief a seller can have. We make sure that everyone is on the same page for moving and possession dates, how keys are exchanged and preventing any last minute surprises. We are happy to help organize your move, if needed.
