The average sales price over the 11 Denver Metro counties was $697,000 at the end of July 2024. This average has been decreasing month-over-month the last three months. This is a bit out of character for the Denver area as we typically see prices continue to increase through the summer months, stabilize around August, and decline slightly in the fall. The average amount of showings for new listings during the first 7 days on market is currently 2.8 showings and it takes thirteen showings on average to go under contract. The number of homes sold in July is down 5% month-over-month and the median days on market to contract is 15 days. After the recent underperforming jobs report was released, rates dropped substantially (down 1% since the recent peak in May). This recent rate drop has rejuvenated our market and we are noticing an uptick of buyer activity in the marketplace. While we do not have a crystal ball, we are optimistic that more rate cuts will be happening in the near future.
