Market Overview: There was a time when the Denver market followed a very predictable seasonal pattern — spring would heat up quickly, prices would jump, and inventory would tighten fast. Lately though, the market has found a much steadier rhythm. Instead of dramatic swings, we’re seeing a more balanced pace, and April continued that trend with consistent activity and growing inventory heading into spring.
Prices: One of the biggest themes right now is stability. The median sale price in April landed at $605,000 — almost identical to the past two Aprils. After the volatility of 2021 and 2022, this level of consistency is actually a really healthy sign. Well-priced homes in desirable locations are still seeing strong activity.
Sales Volume: Buyer activity continued building throughout April. Closed sales increased month-over-month, new listings gave buyers more options, and homes that were priced correctly moved quickly. Even with more inventory, median days on market remained low at just 14 days.
Economic Factors and Buyer Behavior: Today’s buyers are more thoughtful, but still motivated when the right home comes along. More inventory has created room to be selective, while sellers are learning that strategic pricing and strong presentation matter more than ever.
Overall: The Denver market may not feel as fast-paced as it once did, but it’s becoming much more balanced — and healthier because of it. Inventory has normalized, pricing has stabilized, and buyers remain active. In this market, realistic expectations and smart strategy continue to win.
