Market Overview The Denver Metro market continues to show stability despite shifting interest rates and economic uncertainty. September brought slower sales and growing inventory, but overall pricing remained steady. Buyers have more options and negotiating power, while sellers are adjusting to a market that rewards realistic expectations and smart strategy.
Prices Home prices continue to hold relatively steady. The year-to-date median price for detached homes remains at $650,000, consistent with the past two years. Attached homes are seeing more pressure, with prices down just over 6% year-over-year. Well-priced homes continue to attract buyers, even as inventory grows.
Sales Volume Sales slowed noticeably in September, with closed transactions down 21% compared to last year. Homes spent a median of 32 days on the market, while inventory reached 13,567 active listings. Although activity has softened, the market continues to follow a relatively consistent pattern we've seen over the past few years.
Economic Factors and Buyer Behavior Mortgage rates climbed to around 7.5% in September, creating additional affordability challenges. Buyers remain thoughtful but have more opportunities to negotiate, especially on condos and townhomes. Seller concessions and rate buydowns are becoming valuable tools as both sides adjust to today's financing environment.
Overall The Denver market isn't experiencing dramatic price swings, but buyers and sellers are navigating a slower, more intentional pace. As we head into the final months of the year, opportunities remain for those willing to stay flexible.
