Market Overview

The Denver Metro market continues to find its footing in a more balanced environment. While it's easy to compare today's market to the frenzy of a few years ago, July reminded us that this is a different market with a different pace. Inventory continues to grow steadily, giving buyers more choices, while life events—not market headlines—are driving many of today's transactions.


Prices

Home prices have remained remarkably stable. The median sale price reached $605,000 in July, up nearly 3% from last year despite a slight seasonal dip from June. Detached homes continue to see modest appreciation, while the attached market remains softer as affordability challenges continue to impact first-time buyers.


Sales Volume

Sales slowed slightly from June, which is typical for the summer months, but overall activity remains healthy. Homes are taking a little longer to sell, yet well-priced properties continue to command close to full asking price. Year-to-date sales are only slightly behind last year, reflecting a market that has normalized rather than slowed dramatically.


Economic Factors and Buyer Behavior

Today's buyers are patient and intentional. They're waiting for the right home rather than simply chasing discounts, while sellers are adjusting to longer timelines. The detached market continues to favor sellers in many price points, while condos and townhomes offer buyers more negotiating power due to higher inventory and longer days on market.


Overall

The Denver market isn't oversupplied—it's simply no longer undersupplied. Inventory has returned to healthier levels, prices remain stable, and buyers and sellers are making decisions based on life circumstances rather than trying to time the market. In today's environment, realistic expectations, thoughtful pricing, and a long-term perspective continue to be the keys to success.
