Market Stats

Market Overview: As February wrapped up, the Denver Metro market began its typical transition from the slower winter months into the early momentum of the spring buying season. Buyer activity started picking up as mortgage rates dipped below 6% and new listings entered the market, giving buyers more opportunities while bringing renewed energy to the market.


Prices: Prices softened slightly compared to last year, with attached homes down about 5.25% year-over-year and detached homes down 2.25%. This combination of softer pricing and motivated sellers created more room for negotiation, particularly on homes that had been sitting on the market longer.


Sales Volume: Sales activity increased throughout February, with pending sales rising more than 29% month-over-month and closed properties also climbing. At the same time, days on market dropped significantly, signaling stronger buyer engagement as the spring market begins to build.


Economic Factors & Buyer Behavior: Mortgage rates declining below 6% helped boost buyer confidence and activity. Buyers remain selective, focusing on well-priced homes in desirable locations, while properties that are overpriced or need updates tend to take longer to sell.


Overall: As spring approaches, the Denver market appears well-positioned for a more active season. Buyers have more options than in recent years, while sellers who price competitively and prepare their homes well are seeing strong interest and quicker sales.
