Market Overview: October really highlighted how much the Denver market has shifted into its new rhythm. Instead of big swings, we’re seeing a steady recalibration. Inventory continues to rise, buyers are more thoughtful, and sellers are adjusting to today’s expectations.


Detached Homes: Detached homes moved a little quicker than last month, though we’re still in a calmer fall season. The median days on market landed at 31, and homes sold for about 98% of list price. Buyers are still motivated — they’re just making decisions with more intention.


Prices: Prices have been holding fairly steady overall. Detached home prices stayed flat year over year, while attached homes saw a gentle 2.95% dip. This isn’t a correction — it’s a healthy reset after several years of extreme appreciation. We’re settling back into long-term trend lines, which is a good thing for market stability.


Sales Volume: Even with more inventory entering the market, buyers are staying engaged at a steady pace. It’s not a race like 2021, but it’s also far from a stall. This is what a normalized market looks like.


Economic Factors & Buyer Behavior: Today’s buyer is cautious but confident when the numbers make sense. With more room for negotiation, clearer inspection timelines, and less competition at the offer table, buyers are taking their time to make smart, long-term decisions. For sellers, strategy matters: pricing realistically and presenting beautifully are absolutely essential.


Overall, the Denver market isn’t overheating or cooling dramatically — it’s resetting. And in this “new normal,” the clients who lean into the data, stay flexible, and make thoughtful moves are the ones who win.
