Market Stats

Market Overview: If the Denver market has proven anything lately, it’s that it doesn’t always follow the script—and March was a perfect example. Just as rising rates started to feel like they might slow things down, buyers leaned in instead. Inventory grew, but so did demand, and for the first time in a while, it felt like the market was finding a bit of balance again.


Prices: Prices followed that shift. We saw a nice bump month-over-month, and well-priced homes—especially in great locations—were met with strong interest and even multiple offers. It’s a good reminder that pricing and presentation still make all the difference.


Sales Volume: Activity picked up in a big way. Pending sales jumped over 30%, and homes moved quickly, with days on market dropping significantly. This wasn’t just one segment either—buyers across the board were engaged and ready to act when the right home came up.


Economic Factors and Buyer Behavior: Even with rates back above 6% and some uncertainty in the background, buyers didn’t sit this one out. They’re still thoughtful, but when a home checks the right boxes, they’re moving quickly. Today’s buyer isn’t hesitant—they’re just more intentional.


Overall: March felt like a turning point. The data year-to-date hasn’t fully caught up yet, but the momentum is there. Inventory feels more balanced, demand is picking back up, and heading into spring, this market is starting to feel active again—in a healthy, sustainable way.
