| Is uncertainty the new normal?
DMAR just released their market trend report for March and it is undeniable that inventory is growing and in some areas it feels like there is even an abundance of inventory.
More inventory means more choices for buyers along with more negotiating power and longer days on market for sellers.
New listings are up 32% month-over-month and 29% year-over-year. Pendings (buyers who went under contract in March) are up 41% month-over-month and 14% year-over-year.
All of this inventory is helping to stabilize prices, as home prices stayed moderately flat with prices down 0.2% month-over-month and up 0.7% year-over-year.
We will need to wait to see April's data to see if there is a trend. While uncertainty is causing some trepidation for buyers, we look at this as an opportunity. Uncertainty is inevitable. Overwhelm is optional. |
