Are you trying to time the market? There are a lot of opinions and projections swirling around about rate cuts and when the best time to jump into the market will be. While I don't have a crystal ball, I know there is light at the end of the tunnel. On March 20th, the Federal Reserve released their updated Fed dot plot which showed a projected 2.25% interest rate cut by the end of 2026. This would reduce the Fed funds target rate range from where it is today at 5.25-5.5% to 3-3.25%. This assumption is based on inflation stabilizing at 2% by 2026, not 2024. This is a longer road than we have hoped or wanted, but it's closer to the truth than the market exuberance creating intense volatility in our mortgage rates. There is still ample liquidity and strength in our economy which is keeping our rates higher for longer for now. If the inflation rate settles in at 2% in 2026 and holds, we should see mortgage rates remain at their lower levels for the next five years. So what do you do with this information? We are encouraging our clients to look further out than today. Volatility, expectations and concerns of affordability can justifiably keep you on the sidelines or guessing how to time the market. Understanding the market and taking advantage of opportunities today with less competition will help provide wealth and options for tomorrow. If you knew the odds were in your favor, that rates would be lower over the next several years (refinance options), that appreciation is already returning to pre-pandemic averages, and that it's impossible to build more land, would you stop trying to time the market? The right time to buy could be right now. |
