| Colorado Housing Market Holds Steady, but Growing Divide Emerges Between Single-Family and Attached Homes |
| Colorado’s housing market remained stable in July, but that stability camouflages an increasingly pronounced divide between single-family homes and condos and townhomes. Across both the seven-county Denver metro area and state, tighter inventory helped support single-family prices despite relatively flat sales activity, while attached properties faced weaker buyer demand, longer marketing times and softer pricing, according to the latest Market Trends Housing Report from the Colorado Association of REALTORS®. |

| | August was a good reminder that the Denver market can’t really be labeled as simply “good” or “bad.” Inventory and prices remained relatively steady, while sales slowed. The market continues to feel balanced overall, but the experience can look very different depending on the home, price point, and individual goals.
Prices Prices continue to show remarkable stability. The median sale price landed at $594,495, essentially unchanged from last year. Detached home prices held steady, while attached homes saw more pressure, with prices down nearly 5% year-over-year.
Sales Volume Sales slowed noticeably in August, with closed sales down nearly 19% from July. Homes are also taking a little longer to sell, with median days on market increasing to 27. That said, year-to-date closings are only down about 3.5% from 2025.
Economic Factors and Buyer Behavior Economic uncertainty and fluctuating mortgage rates continue to keep buyers thoughtful and selective. Some are ready to move quickly when the right opportunity comes along, while others are choosing to wait—or even rent—until the timing and numbers make more sense.
Overall The Denver market isn’t dramatically rising or falling—it’s holding steady. More than ever, there isn’t a one-size-fits-all answer for buyers or sellers. Success in this market comes down to understanding your specific situation, staying realistic, and building a strategy around your timing and goals. |
