The Denver market is definitely cooling down. That shouldn’t be a surprise to most as this is historically a slower time in our market. The slow down this year has been accentuated by higher rates and lower buyer demand. The days on market continues to climb and we saw a substantial uptick in inventory in October. With interest rates going over 8% last month, consumers have been wondering when prices would start to fall. Almost half of the homes that sold last month sold for less than their asking price. We are also sitting at 2.5 months of inventory, allowing buyers more wiggle room to negotiate, ask for repairs, keep appraisal provisions in place, and receive concessions from the seller to cover closing costs or even to buy down their interest rate. I’ve mentioned in previous newsletters that a balanced market is when we have 6 months of inventory, so we still have a ways to go before we are completely balanced. We are still seeing feast or famine with listings. Appropriately priced homes with updates in great locations are still seeing multiple offer situations. The competition on these homes, however, is nothing like we’ve seen in the past few years. Please feel free to reach out to me if you have any questions about buying or selling.
