Our economy defied a recession last year with an unexpectedly strong 2.5% real GDP growth rate. According to GDP Now's latest estimate for 1Q24, this strong economic growth will continue. On February 1st they published an estimated GDP growth rate of 4.2%. This is up from just 3% on January 26th.
Denver's housing market kicked off in 2024 feeling just as good about things as the rest of the economy. Buyer demand picked up with mortgage purchase applications jumping 24%, while rates fell into a 5 week 6.6% mortgage rate lull. According to DMAR, pending listings rose 43% from December and 6.5% year-over-year. We are seeing 2024 start off with a strong 5% gain in median home prices from January of 2023 and just 3% from last month. The most exciting news, in my opinion, is that we saw new listings jump 90% from December and a 15% jump from January of 2023. This is an indicator that sellers are no longer putting their lives on hold to keep their lower interest rate as everyone starts to settle into this new normal.
