| | Market Overview If there’s one theme that defined the Denver market in May, it was affordability. Both buyers and sellers are feeling the impact of higher interest rates, creating hesitation on both sides of the transaction. Buyers are focused on monthly payments, while many homeowners are reluctant to give up the low rates they secured a few years ago.
Prices Home prices have remained surprisingly stable. The median sale price reached $615,000 (both attached and detached) in May, continuing a long-term appreciation trend that aligns with Denver’s historical norms. The bigger challenge isn’t pricing—it’s the cost of borrowing.
Sales Volume Sales activity softened in May, with both closed sales and new listings declining compared to last year. While inventory continues to grow, much of that increase is due to homes taking longer to sell rather than a surge of new properties hitting the market.
Economic Factors and Buyer Behavior Interest rates continue to drive buyer and seller decisions. Buyers are looking for ways to improve affordability through concessions and rate buydowns, while sellers are adapting to a market where negotiation has become part of the process again.
Overall The Denver market isn’t experiencing major price swings—it’s adjusting to a new affordability reality. Opportunities still exist for buyers and sellers who stay flexible, focus on long-term goals, and make decisions based on their personal timing rather than trying to predict the market. |
