When you put your house on the market, you want to sell it quickly and for the best price possible; that’s generally the goal. But too many sellers are shooting too high right now. They don’t realize the market has shifted as inventory has grown. The side effect? Price cuts are on the rise, but they really don’t have to be. Here’s why.

The Denver real estate market saw a shift toward a more buyer-friendly environment, with a notable increase in inventory and a slight decrease in median home prices in April. The median home price was down 3.8% from the previous year. The number of active listings surged, with single family homes up 54% and condo/townhomes up 73% year-over-year. The increased inventory led to a rise in months' supply of homes, now 2.7 months, a 50% increase from the previous year. Buyers now have more leverage to negotiate, especially on homes that have been sitting on the market for longer. Savvy buyers are seeing opportunity in this market and are taking advantage of the conditions while they last.
