Economic Uncertainty Due to Tariffs Could Impact Denver Housing Market

Historically, April and May have been peak buying and selling season for the Denver housing market, but that was before mortgage rates began to rise in 2022. Denver Metro Association of Realtors (DMAR) market trends committee chair told Denver7 Monday the current uncertainty over tariffs, the stock market, and a possible recession could have an impact on behavior this year.

Denver's housing market is shifting in favor of buyers. Inventory has reached nearly 14,000 active listings—the highest level we've seen in nearly a decade. With more options available, buyers currently hold more leverage in negotiations.


Home Prices: The average home price in Denver sits around $585,000. While prices remain relatively high, the pace of appreciation has slowed. For some buyers, affordability remains a challenge.


Market Outlook: Home prices are expected to experience a modest decline—approximately 1.1% by mid-year—driven by increased inventory and tempered demand.


Interest Rates & Buyer Opportunities: Mortgage rates have stabilized between 6% and 7%. While higher than in recent years, this consistency provides greater predictability for buyers. With ample inventory and motivated sellers, buyers have a strong opportunity to find a home that fits their needs—often with room for negotiation.
