Market Overview: Inventory and days on MLS are both rising, showing a slowdown in buyer activity, but prices remain relatively stable.
Detached Homes: New inventory slowed (3,916 homes, down 13.57% from June). Pending sales dipped 2.28%. Inventory increased slightly (+0.76%). Attached Homes: Stronger activity with 1,445 new listings (+3.21% from June) and pending sales up 6.49%. Inventory dropped 1.94%. Prices: Median days in MLS increased for both detached (+25%) and attached (+25.8%) homes. Median prices declined—detached down 2.26%, attached down 2.5%. Sales Volume: Number of sold homes dropped 11.31% from June, 6.84% from July 2024. Buyer Behavior: Buyers are more selective, looking for well-priced, well-presented homes. Some sell quickly; others require price cuts or more time on the market.
