For first-time buyers in 2025, being financially prepared and informed is key. Make sure your mortgage payments fit comfortably in your budget, stay aware of market trends and rates, and work with trusted real estate professionals to guide you. Market Stats and Updates


Market Overview: Inventory and days on MLS are both rising, showing a slowdown in buyer activity, but prices remain relatively stable.


  • Detached Homes: New inventory slowed (3,916 homes, down 13.57% from June). Pending sales dipped 2.28%. Inventory increased slightly (+0.76%).

  • Attached Homes: Stronger activity with 1,445 new listings (+3.21% from June) and pending sales up 6.49%. Inventory dropped 1.94%.

  • Prices: Median days in MLS increased for both detached (+25%) and attached (+25.8%) homes. Median prices declined—detached down 2.26%, attached down 2.5%.

  • Sales Volume: Number of sold homes dropped 11.31% from June, 6.84% from July 2024.

  • Buyer Behavior: Buyers are more selective, looking for well-priced, well-presented homes. Some sell quickly; others require price cuts or more time on the market.
