Home Prices Drop Across Metro Denver

Metro Denver’s housing market is tipping toward buyers, with median detached home sale prices dropping 2.3% in July as inventory tightens and days on market increase.

August Market Review

Market Overview: Inventory and days on MLS are both climbing, pointing to slower buyer activity. Closed sales fell sharply from July, while prices remained mostly stable with only slight month-over-month declines.


Detached Homes: Closed sales dropped 16.71% from July, with 2,517 homes sold. Median price slipped 1.46% to $675,000. Inventory continued to build, giving buyers more leverage.


Attached Homes: Performance was steadier than detached—1,378 homes sold (down 9.92% MoM, but up slightly YoY). Median price edged up 0.54% to $464,000, showing relative stability despite cooling activity.


Prices: Median closed price across all home types was $605,000, down 0.82% MoM and YoY. Average prices also dipped modestly. Sellers are adjusting expectations, but overall price levels remain resilient.


Sales Volume: 3,895 homes closed in August (down 14.32% MoM, 5.07% YoY). Total sales volume hit $2.82B, a 15.72% monthly decline.


Economic Factors: Inventory is up more than 21% year-over-year, giving buyers more choice. Seasonal cooling is evident, but higher inventory and interest rates continue to pressure sellers. Strategic pricing is critical to stand out.


Buyer Behavior: Buyers remain cautious and selective. Homes that are well-priced and well-presented still move quickly, while others linger longer and face price reductions.
