6 Essential Tips When Looking for an accesible home

THE ABELL TO SELL TEAM DENVER REAL ESTATE 720-883-5785 WHO WE ARE Meet the Abell To Sell Team Past Transactions Client Success Stories Fun With ATS Our Affiliations LOOKING TO SELL? Why Sell With The Abell To Sell Team Compass Concierge Find Your Home’s Value LOOKING TO BUY? Why Buy With The Abell To Sell Team Our Available Listings Search All Available Listings Abell To Sell Agents Log-In 6 Essential Tips When Looking for an accessible home House hunting can be a stressful process, especially if you need to find a home that can satisfy specific needs. Accessibility is an important consideration for many homebuyers, so you can rest assured that your real estate agent knows what resources to tap to find the perfect property for you. Even so, you can lighten your mental and financial burden by keeping some essential house-hunting tips in mind. Remember that finding the perfect home can also be an important part of your retirement planning, so it is vital that you take the process seriously. Here, Abell To Sell provides some tips for finding the perfect accessible home.    1. Know What Home Features to Look For If someone in your family has a disability, then the nature of that disability might determine which accessibility features your home needs. However, a good way to start is by searching for a home with a secure ramp. This ensures that elderly family members, as well as individuals in a wheelchair or with other disabilities, can easily access your home.   D. P. Design explains that accessible bathrooms are among the most important items to put on your house-hunting wishlist. Wide doors, step-in showers, and grab bars are all necessary features that enhance safety for those with disabilities, and even those without.  When looking for an accessible home, certain smart home features can significantly enhance convenience and safety. Voice-activated systems, such as Amazon’s Alexa or Google Home, can control lighting, temperature, and even door locks, reducing the need for physical mobility. Smart doorbells with video capabilities allow residents to see and speak with visitors without needing to reach the doo r. Smart appliances can make everyday tasks like cooking and cleaning more manageable. 2. Research Your Desired City Should you decide to relocate to an entirely different city, conduct research to understand local housing prices. Start by narrowing your search down to specific neighborhoods. Your decision will likely change based on distance from work or school or personal preference. If you’re willing to invest into a home after purchase, consider looking into fixer-uppers. Once you have a budget in mind for the move, you can begin to hone in on the right area by process of elimination. Don’t hesitate to turn to your real estate agent for advice on the best neighborhoods and which areas provide the best value.   3. Understand Your Mortgage Situation Researching mortgages is a crucial step toward determining how much you can afford. When you apply for a home loan, lenders will offer a mortgage program based on your credit score, current income, and the amount you intend to borrow. Taking out a mortgage loan is typically necessary for most home purchases. When planning your budget, make sure to account for the down payment on your mortgage as well as monthly payments going forward. Before committing to a mortgage, Chase notes that it is best to do everything you can to guarantee the lowest interest rate possible. If you’ll be running a small business from your home, you’ll want to factor in the tax deductions you will qualify for, which include the costs of goods sold, capital expenses, and personal expenses. You may want to consult with your CPA or tax advisor to get a realistic projection so you can factor those deductions into your overall budget.   4. Make Home Upgrades Making accessible kitchen upgrades in your new home can significantly enhance usability and safety. Consider lowering countertops and cabinets to a comfortable height for wheelchair users or those with limited reach. Install a pull-out pantry for easy access to stored items. Opt for appliances with front controls and lever handles for ease of use. Remember, accessibility upgrades not only cater to specific needs but also contribute to a universally comfortable and functional kitchen environment.   5. Helpful Additions Creating reminder posters for around the house can be an effective strategy if you have a family member with memory issues. These visual aids can help reinforce daily routines, remind them of important tasks, or simply bring comfort through familiar and cherished memories. They can be placed strategically around the home — near the fridge, on bathroom mirrors, or next to the front door – serving as both a practical aid and a loving gesture of support.   6. Find a Nursing Home if Needed Many seniors worry about what they will do if they have a surgery or are injured. Even temporarily, that often means a nursing home stay. Explore locations with prime skilled care facilities so you know what is available to you in the event you require care. You’ll find 25 such facilities in Denver alone.   Weigh Your Options to Find the Best Home House hunters face many of the same ordeals, regardless of personal circumstances. Everybody needs to research mortgages and weigh the pros and cons of each neighborhood on their list. However, your search for a home that meets your accessibility needs involves some extra steps. With the right tools and guidance at your disposal, though, you and your family can soon find your way to your forever home. So grab your umbrella and join us as we navigate through this month filled with sunshine and the promise of new beginnings. April Market Update Are you trying to time the market? There are a lot of opinions and projections swirling around about rate cuts and when the best time to jump into the market will be. While I don’t have a crystal ball, I know there is light at the end of the tunnel. On March 20th, the Federal Reserve released their updated Fed dot plot which showed a projected 2.25% interest rate cut by the end of 2026. This would reduce the Fed funds target rate range from where it is today at 5.25-5.5% to 3-3.25%. This assumption is based on inflation stabilizing at 2% by 2026, not 2024. This is a longer road than we have hoped or wanted, but it’s closer to the truth than the market exuberance creating intense volatility in our mortgage rates. There is still ample liquidity and strength in our economy which is keeping our rates higher for longer for now. If the inflation rate settles in at 2% in 2026 and holds, we should see mortgage rates remain at their lower levels for the next five years. So what do you do with this information? We are encouraging our clients to look further out than today. Volatility, expectations and concerns of affordability can justifiably keep you on the sidelines or guessing how to time the market. Understanding the market and taking advantage of opportunities today with less competition will help provide wealth and options for tomorrow. If you knew the odds were in your favor, that rates would be lower over the next several years (refinance options), that appreciation is already returning to pre-pandemic averages, and that it’s impossible to build more land, would you stop trying to time the market? The right time to buy could be right now. Market Stats Real Estate in the News What a time it is for real estate in the news! Courtesy of U.S. News Colorado Front Range Market Report Click to View Report Market Stats What’s happening in the market? The Denver market is definitely cooling down. That shouldn’t be a surprise to most as this is historically a slower time in our market. The slow down this year has been accentuated by higher rates and lower buyer demand. The days on market continues to climb and we saw a substantial uptick in inventory in October. With interest rates going over 8% last month, consumers have been wondering when prices would start to fall. Almost half of the homes that sold last month sold for less than their asking price. We are also sitting at 2.5 months of inventory, allowing buyers more wiggle room to negotiate, ask for repairs, keep appraisal provisions in place, and receive concessions from the seller to cover closing costs or even to buy down their interest rate. I’ve mentioned in previous newsletters that a balanced market is when we have 6 months of inventory, so we still have a ways to go before we are completely balanced. We are still seeing feast or famine with listings. Appropriately priced homes with updates in great locations are still seeing multiple offer situations. The competition on these homes, however, is nothing like we’ve seen in the past few years. Please feel free to reach out to me if you have any questions about buying or selling. This market could present a great opportunity for buyers! Local Happenings starting november 17 Denver Christkindlmarket A winter wonderland awaits you at the Denver Christkindlmarket. September, with its golden hues and promise of change, welcomes us with open arms. It’s a time of transition, reflection, and renewed energy. In this edition of our newsletter, we’ll explore a variety of topics that embrace that spirit and inspire you to make the most of this vibrant time of the year. Real Estate in the News Here’s How Gen Z Can Become Home Owners “My parents were in their 20s when they bought their first home. It was the 1950s, Midcentury Modern, (my mother’s favorite furniture style) was just modern, and the house, a Dutch colonial in Brooklyn with four bedrooms, one full bath and two half baths, cost them about $25,000. That would be about $285,000 today, adjusted for inflation.” Courtesy of Forbes Market Stats Local Happenings september 15, 2023 Corn Maze Opening Day Get lost in our 7-acre Corn Maze at Chatfield Farms.
